5 Ways To Attract Buyers To Your Home
1. GOOD PHOTOS -
A great realtor will make sure you have good photos of your home before it’s listed. Pictures are the first impression of your home. If a buyer is scrolling on Zillow, realtor.com, or any home site, the pictures will determine whether this is a house they want to see or not. Make sure you de-clutter, repaint (neutral colors will be more appealing to most buyers, rather than colorful paints), and do whatever else is needed before these pictures are taken. You want to show your home’s best angles when selling!
2. CURB APPEAL -
The front of your home says a lot about the entire house as a whole. If you take care of your lawn/yard/garden, you are more likely to take care of your home as well! Plant some flowers, cut the grass, and get rid of any trash or unattractive items (dirty/old furniture, junk cars, or anything that may be unappealing). Imagine a buyer driving by and seeing a for sale sign, but the grass is not cut, the front of the home is a mess, and it's just unappealing overall - they probably won’t call their realtor to set up a showing for this home.
3. HIRE A REALTOR -
You probably think I’m just saying this because I’m a realtor, BUT when selling your home, you should always hire a realtor. Not only do they help you price your home right with comparables in the area and help you get your home ready to sell, but they market your home and put in on MLS where it WILL be seen! A majority of buyers are now working with buyer’s agents. If your home is not on MLS listed by a realtor, there’s a small chance the buyer’s agent will find it to send to their buyers. Most buyer’s agents should have automated notifications for their clients, so once a new home comes onto the market within their price range and meeting their requirements, it’ll notify both the agent and the client – leading them to your house for sale!
4. MAKE YOUR HOME AVAILABLE -
You may think this is an odd one, but so many times I have had sellers refuse to allow their home to be shown, and my buyers have moved on. With this market, once you list your home (as long as it’s priced well), you’ll probably have to be out of your home a lot for showings, BUT you do want to sell, don’t you? Make your home available for buyer’s to see – whether it’s for open houses on the weekends or showings throughout the week.
5. CONSIDER HIRING A PROFESSIONAL HOME STAGER -
If your home is vacant, you may want to consider hiring a professional home stager. A stager is someone who comes into your home and “stages” it with furniture, paintings, etc. to make it look good and presentable! Most buyers like to see a home with furniture and things inside it, rather than empty, so they can get an idea of where things go and see it more as a home, rather than just an empty house.
